I have been working on getting this house ready to go on the market for several months. I have painted it inside and out and replaced or fixed everything to put in perfect condition. Everything from the windows, floors, lights, gutters, etc has been thoroughly cleaned. Next week I will put down ceramic tile in a 12 X 12 bedroom and finish painting the kitchen, dining room and inside the guest house - then the house will go on the market.
The house is located in Butler Alabama, a small town about 100 miles north of Mobile Alabama near the Mississippi state line. It is located in the heart of the best deer hunting country in the world. The guest house has been rented ($400) per month to hunters for many years. Browsing deer, coveys of quail, flocks of wild turkeys make the grounds their home.
Butler is the county seat for Choctaw county. It has 2 newspapers, 3 major grocery stores, 3 auto parts stores, 3 dollar stores, a very well stocked Ace hardware store and a Fred's department store - which is like a mini Walmart. There is a Super Walmart, Lowe's, Sears, 2 malls and all the facilities you would find in any major city, including a major airport and an Amtrak station just 35 miles away in Meridian Ms.
The house is about 6 miles from the Tombigbee river that feeds into the Gulf of Mexico and connects to the Tennessee - Tombigbee waterway, that serves 4 states and 54 counties. Some of the best fishing and duck hunting in the world is only a few miles away.
If you enjoy privacy you will LOVE this house. It is built on 3 acres of land that is a "shoulder" shaped part of AraratMountain. The top is flat, about 100 yards long and 50 yards wide. 3 sides of the land has a slanted drop for about 100 ft that no one will ever build on. The house fairly floats in a sea of green that effectively hides the roadway below. You'll never even smell your neighbor's grill.
If you do have company you can put them up conveniently in the separate cozy guest house - self-catering with fireplace - which is perfect if you wanted to run a bed and breakfast service.
The main floor of the house has a 2 car enclosed garage with laundry hook-ups, 3 bedrooms (one very large), two baths (one ceramic tile). 15 x 20 living room leading into the dining room The dining room opens to a brick paio through beautiful French storm doors to a brick patio and a jewel of a back yard. You can enjoy fresh breezes all night.
The downstairs is the same area as the upstairs. Beautiful millwork and wallpaper enhance the two large adjoining rooms totalling 15 x 40 feet. Fireplace in one - great situation for a reception room and study combined, OR - would make a magnificent master suite. Bedroom and ceramic tile bathroom. Last but not least a 15 x 20 storage room which has laundry hookups and could easily be converted to a kitchen if a complete home is desired downstairs.
Create your own family compound! Three branches of your family could live on this property and never get in each other's way! Also, there's an excellent site on the property to build another house.
